Planned maintenance for homes and communities
Most of the emergencies we attend gave a warning that went unnoticed. Planned maintenance means checking those points on a date you choose, rather than at two in the morning.
On the coast the calendar follows the way properties are used: homes closed over winter and opened in spring, rentals turning over constantly in summer, and communities grouping works outside the season. That rhythm makes it possible to schedule checks when they disturb the least.
A maintenance plan does not have to be elaborate. It can be an annual check of the plumbing and consumer unit before high season, or a visit after the summer to look at drains, seals and exterior fittings.
What a plan can include
- Checking water points, taps, traps and any signs of damp
- Inspecting the consumer unit, RCDs and sockets in wet areas
- Preventive cleaning of drains and inspection chambers prone to blocking
- Reviewing external joinery, shutters and ironmongery exposed to salt air
- Preparing the property before it is closed up or before the season starts
- A list of points to watch and recommendations for the next period
What we need to prepare a proposal
- Type of property and use: main home, second home, rental or community
- Number of homes or units covered
- Rough age of the building and its installations
- Recurring problems over recent years, if any
- Periods when the property is free for work to take place
- Contact person and who authorises each job

Initial conversation
We go through the property, how it is used and its history of problems, to see what is worth checking regularly.

Written proposal
It sets out what is checked, how often, and how any work arising outside the check is handled.

Schedule and follow-up
Visits are booked and, after each one, you receive a summary of the condition and what to keep an eye on.
Where we offer maintenance
The service is available along the whole Málaga–Estepona corridor, including Torremolinos, Benalmádena, Fuengirola, Mijas, Calahonda, Marbella and San Pedro de Alcántara. For communities and portfolios with several properties, visits are usually grouped by area to cut down travel.
The terms of a maintenance agreement — scope, frequency and price — are set out in writing case by case. We do not publish rates or commitments on this site that have not been agreed in advance.
Maintenance questions
Do I have to sign a long contract?
No. You can start with a one-off check and decide afterwards whether a fixed schedule makes sense.
Is it worth it for a property only used in summer?
That is one of the most common cases: one visit before the house is opened and another when it is closed up.
Does it include emergencies?
Maintenance reduces incidents but does not remove them. Emergencies go through the emergency line, with the property's history already known.
Do you work with property administrators?
Yes. How we coordinate with the administrator and the committee is agreed when the plan is defined.
