When something fails out of hours and cannot wait until the morning, the priority is to limit the damage and get the property usable again. This service covers the call-outs that arrive at night, at weekends or in the middle of the season.

An emergency is rarely just a fault: there is a family without hot water, a tenant who has just landed, a restaurant opening in a few hours, or a community with a flooded garage. So the first step is always to understand what is out of service and what that means right now.

We work in phases: containment, diagnosis, repair. Sometimes the permanent fix needs parts that are not available at three in the morning; in that case a safe temporary solution is put in place and a date is set to finish.

What to do while the technician is on the way

  • Close the main stopcock if water is escaping
  • Switch off the RCD if there is a burning smell or sparking
  • Do not use appliances or sockets in wet areas
  • Move valuables and furniture out of the affected area
  • Photograph the damage before cleaning up, in case of an insurance claim
  • Notify the administrator if communal areas are affected

Is it always solved on the first visit?

Not always. Where specific parts are needed we leave a safe solution and agree a second visit.

Can you deal with my insurer or administrator?

We can document the work carried out so you can pass it to your insurer or the building administrator.

What if I am not in Spain at the time?

That is common. We need a local contact with access to the property and your explicit authorisation to carry out the work.
